Persimmon Place is a modern ground-up development in Dublin, California. The 153,380 sq. ft. center offers an upscale, convenient and smart shopping destination that showcases a unique collection of the Bay Area’s best anchor stores, retail shops and eateries. Located off Interstate 580, Persimmon Place serves one of the fastest growing cities in Alameda County. The diverse customer base includes more than 75,000 daytime employees and an average household income of more than $132,500 within a three-mile radius. A place where sensibilities meet the luxuries of life, the center features a contemporary design enhanced by unique hardscape design, decorative seating, and elements of the Persimmon brand throughout.

- Whole Foods Market: Specialty-Grocer - 40,069 SF – Features a ‘modern farmhouse’ interior, a design considerate of the local market. It includes a pizzeria, wine and craft beer tasting room, juice and coffee bar, in addition to an outdoor patio space for live music performances.
- Nordstrom Rack: Off-price retailer, division of Nordstrom Inc. - 35,273 SF – Offers the Dublin community many of the same Nordstrom designers at great prices.
- HomeGoods: Home furnishing store - 22,000 SF – Featuring an array of affordable home fashions and specialty goods.
- Ethan Allen: High-end home furnishing Store - 7,200 SF – Offers a broad range of furniture, home décor and accessories, including quality living room, dining room, and bedroom furniture. Its staff offers complimentary interior design help in English and Mandarin.
- Sur La Table: Specialty cookware retailer - 5,949 SF – An unsurpassed selection of exclusive and premium-quality cooking goods for the kitchen and table. The Dublin location offers cooking classes for adults and children. This tenant strengthens the healthy living brand that encompasses Persimmon Place.

Persimmon Place is located in the heart of Dublin, CA, a suburb on San Francisco’s east side. The surrounding area boasts a strong population density and high household incomes. The daytime population includes some of the area’s largest employers such as Kaiser, Safeway, Oracle, and Ross, each with more than 1,000 employees. It is ideally located near Interstates 580 and 680, two major freeways connecting the Bay Area with San Francisco, Oakland and San Jose. The center is blocks away from a BART station, increasing its regional draw.
To reflect the area’s need for an accessible, appealing and engaging shopping destination, Regency curated the merchandising at Persimmon Place to include regionally driven, best-in-class restaurants and retailers. Specialty grocer Whole Foods Market anchors the center, along with HomeGoods and Nordstrom Rack. Contemporary tenants include Sur La Table, Urban Plates, Pacific Catch, and Yalla, which bring an array of diverse dining options. Unique retailers include Persimmon Dental, LunchBOX, OrangeTheory Fitness, and Hand & Stone Massage, reflecting the community’s healthy lifestyle choices. Persimmon Place is also home to the first brick-and-mortar location for Three Bird Nest, a successful online fashion boutique.
The center’s design and branding were inspired by the Bay Area’s reputation as the nation’s culinary capital. The project team worked with architects to incorporate elements of the brand throughout the property. Inviting design features include outdoor patios and integrated seating areas. The center’s design touts modern construction enhanced by sustainable features, decorative hardscape, lush landscaping and accents inspired by nature.
In what ways do you feel that other developers can benefit from your experience?
Persimmon Place was thoughtfully planned through Regency’s research of the surrounding area. Despite the abundance of retail GLA in close proximity to the center, the team recognized the community’s need for more than just a grocery-anchored shopping center; there existed a demand for a community-gathering place. Significant residential development in Dublin has occurred over the past 20 years and housing supply continues to grow. The vast majority of which is taking place within two to three miles of the center. Responding to the demand through merchandising and design of its common area, Persimmon Place has become the community’s gathering place.
Was this project a public-private partnership or joint effort with a governmental entity? If so, what is the name of that agency, and what was the nature of their involvement in the project?
Regency Centers purchased the land from Alameda County through a Request for Proposal process. However, there was no official public-private partnership or joint effort moving forward. Guided by its Eastern Dublin Specific Plan, the City of Dublin played a supportive role in the development of the shopping center.
Describe the financing involved in the project.
Regency Centers is a publically traded REIT that self-funds most of its developments. Therefore, there was no financing involved in this project.
If you had this project to do over again, what would you do differently? Why?
When designing the center, Regency placed emphasis on its Fresh Look® philosophy that combines unique placemaking designs with the right merchandising mix in an effort to connect our center to the customers and our community. Common areas and public seating are located throughout the property, including the Whole Foods Market patio, which incorporates a boardwalk, a stage for live music and a firepit, adorned by decorative wraparound seating. Persimmon Place has become a central gathering area for the Dublin community. In response to the community’s warm welcome, Regency is currently taking a closer look at its common seating areas, landscaping, and living walls to ensure that Fresh Look® features reflect the culture and needs of our customers.

Persimmon Place achieved LEED Gold Certification through a sustainable development strategy that emphasized designing, constructing and operating the center using a mix of green building practices, and by partnering with tenants to overcome common challenges that inhibit the implementation of sustainability measures. The project team focused efforts on reducing energy use through high-efficiency design, renewable energy generation and stakeholder engagement strategies for transportation and waste management. These actions facilitated deep reductions in direct and indirect greenhouse gas emissions, and provided a range of environmental benefits.

Persimmon Place achieved LEED Gold Certification through a sustainable development strategy that emphasized designing, constructing and operating the center using a mix of green building practices, and by partnering with tenants to overcome common challenges that inhibit the implementation of sustainability measures. The project team focused efforts on reducing energy use through high-efficiency design, renewable energy generation and stakeholder engagement strategies for transportation and waste management. These actions facilitated deep reductions in direct and indirect greenhouse gas emissions, and provided a range of environmental benefits.
The shopping center was designed to reduce energy consumption by 38% compared to a similar center built to ASRAE 90.1 standards, avoiding consumption of more than 14.4 MMBtu of energy each year. This savings is achieved through a highly efficient building envelope that utilized high-efficiency glazing, shading strategies, reflective roofing, and copious amounts of insulation. For interior fit-out equipment, Regency directly installed high-efficiency systems or required tenants to do so through its green leasing initiative. In the exterior common areas, LED lighting paired with an advanced lighting control system maximizes after-hour energy savings.
To build upon the energy saving measures, the project team utilized a variety of renewable energy technologies on-site. To overcome common hurdles to renewables deployment, Regency developed innovative power-purchase agreements that enabled it to partner with all three of the center’s key anchor-tenants, and develop three rooftop solar arrays totaling 428 KW that will produce more than 640MWh clean power each year. Additionally, the team implemented innovative dual-generation solar/wind-turbine light poles. These poles have the ability to produce power 24-hours a day and store it within batteries integrated at the base, ensuring safe and effective operations all night. Combined, these measures will ensure that more than 19% of all energy consumed is produced on-site from renewable sources. To further reduce emissions, Regency purchased 824 MWh of clean, renewable energy credits to cover more than 100% of the center’s core-and-shell load for two years.
Yet with any project, the environmental impacts occur and extend beyond the property line. To address ‘Scope 3’ energy and greenhouse gas emissions related to transportation, the team implemented a Transportation Demand Management Plan and Waste Management Plan. Infrastructure including electric vehicle charging stations, ample bicycle racks and lockers, waste containers for trash, single-stream recycling and organics recycling were installed throughout the site. The team encouraged tenants to offer mass-transit passes as a part of employees’ compensation, and participates in free recycling and organics composting training. Regency also committed to host educational events and outreach each quarter to promote alternative transportation and proper waste management.
Cumulatively, these efforts will provide significant environmental benefits for now and many years to come.

Persimmon Place was thoughtfully planned through Regency’s research of the surrounding area. In addition to reflecting the area’s “vineyard culture,” Regency designed the center to embody its modern and health-conscious shoppers. To enhance the customer experience, Regency worked with its retailers to incorporate placemaking into their patios and storefronts. Outdoor living is part of the Bay Area lifestyle, and Regency worked with tenants to extend the contemporary designs into its outdoor spaces. Patrons can enjoy al fresco dining, lounge in unique “parklets” while watching tenant activity such as a Sur La Table cooking class, or appreciate patio views of the surrounding vistas. The center has become established as the community’s gathering place.

Regency’s extensive planning throughout the development and construction has led to its success as an operational property. There was an abundance of GLA in proximity of the center, but the team realized a market demand for a grocery-anchored neighborhood center that also provides a gathering place for the community. Regency curated the merchandising at Persimmon Place to include regionally driven, best-in-class restaurants and retailers. Additionally, the center is a USGBC LEED Gold certified development, dramatically reducing energy use through high-efficiency design, renewable energy generation, and stakeholder engagement strategies for transportation and waste management.
Was the developer required to make an investment in the community? If so, explain what had to be done and what the impact was on the community.
Regency was not required to make an investment in the community. However, guided by its Eastern Dublin Specific Plan, the City of Dublin played a supportive role in the development of the shopping center. Architects incorporated sustainable property features with artistic designs, increasing the efficiencies while reducing consumption. Since completing construction, Persimmon Place has become a central gathering area for the Dublin community.
